Isari Belize is a proposed villa community located just north of Hopkins Village, Belize. It is a 30 minute drive from Dangrigia, which is a 15 minute flight from the Belize International Airport in Belize City.

Isari Belize is offering “perquisites.” These are shares in the managing company that not only entitles you to a majority stake in profit, but the added perquisite of “free stay” time allotted each- according to your level of investment. The buy-in is a one-time investment between $160k-$500k, depending on the specific unit and time allotment desired. Low annual owner expenses are split evenly among the owners. Expenses include: property taxes; insurance; utilities; on-site staff; improvements; and maintenance. The expenses will be offset by rental income earned throughout the year with the home producing positive cash flow to owners.

How does Isari differ from a “Fractional Ownership?”
Isari is structured as a timeshare, particularly a “right of use”(“use rights”) timeshare. A timeshare is a property with a divided form of ownership of “use rights. “Use rights”shareholders have NO claims to property ownership, but do have claims to profits and perquisites granted in the shareholder’s agreement. Hence the term “Perqshares.” The shareholders not only are entitled to profits from vacation rentals, but enjoy “free stay” time based upon their level of investment.

Fractional ownerships are translative of title, but require HOAs, fees, and loose coordination- which leads to diminished profit margins per owner.
